Privacy Policy

Last updated: 18 October 2026

This policy explains how Alvin Ang (AngAlvin.sg), a property advisor in Singapore, collects, uses and protects your personal data. The systems that handle enquiries are run by Home Asset Private Limited (UEN 202631384K) on Alvin’s behalf. In this policy, “we” and “us” means Alvin Ang and the people and systems working for him.

We follow Singapore’s Personal Data Protection Act 2012 (PDPA).

What we collect

When you fill in one of our forms on Facebook or Instagram (Meta lead forms, for example our resale, balance units, upgrading and P1 school forms):

  • your name, email address and WhatsApp number
  • your answers to the form’s questions, such as whether you own or have sold a property, your timing, your budget, what matters most to you, and (on our school forms) whether you have a young child and which school you are aiming for. Free-text answers are screened automatically, and answers that are clearly not genuine are set aside.
  • which ad and form you responded to, and when

When you chat with us on WhatsApp: the messages we exchange, and whether they were delivered and read.

When you book or attend a consultation: the booking details, and, as we may use a note-taking tool during the call to keep accurate notes, the notes and transcript it produces.

When you use the contact form on angalvin.com: your name, email address, phone number and message.

When you visit angalvin.com: basic visit statistics. See “Cookies and website statistics” below.

How we use it

  • to reply to your enquiry and follow up with you by WhatsApp, phone or email about the property question you raised
  • to arrange the consultation or call you asked for
  • to prepare for your consultation and give you advice that fits your situation
  • to keep a record of our conversation so we do not ask you the same things twice
  • to understand which ads and pages people find useful, using totals rather than tracking individuals

We do not sell your personal data. We do not pass it to other agents, banks or anyone else for their own marketing.

How your enquiry is handled

When you submit a form, Meta passes your details to our enquiry system. The system stores them and sends you WhatsApp messages through the official WhatsApp Business Platform. It may send a few follow-up messages in the first days after your enquiry and, now and then, a check-in later on.

Replies from our WhatsApp assistant are written by an AI (Anthropic’s Claude) and sent automatically after automated checks. Alvin and his team can read your conversation and step in at any time. Your name, number and enquiry are also shared with the callers who work with Alvin, so one of them may phone you.

After a consultation, the transcript and our notes may be summarised by the same AI to prepare a follow-up brief for Alvin.

You can stop the messages at any time by replying STOP (or “unsubscribe” or “opt out”). We will mark your number as do not contact.

Who else handles your data

We use a small number of service providers only to run our service. They may not use your data for their own purposes:

  • Meta (Facebook, Instagram, WhatsApp Business Platform): lead forms and message delivery
  • Anthropic (Claude): writes WhatsApp replies, summarises consultation notes and transcripts into briefs for Alvin, and helps us improve our replies
  • Railway: hosting for our enquiry system
  • Google (Sheets, Calendar, Gmail): follow-up lists for our team, consultation bookings and emails
  • Calendly: consultation bookings, where used
  • Telegram: internal alerts to our team when a new enquiry arrives
  • Zoom: video consultations
  • a note-taking service: notes and transcripts of consultations
  • Hostinger and Automattic (Jetpack): hosting and visit statistics for angalvin.com

If you go ahead with a property purchase or sale through Alvin, the details needed for the transaction are shared with his agency, PropNex Realty, as part of the transaction record.

With your agreement, we may introduce you to a mortgage banker, lawyer or another agent working on your case, and share only what they need for it.

Some of these providers store data outside Singapore, for example in the United States. Where that happens, we choose providers that protect personal data to a standard comparable to the PDPA.

Cookies and website statistics

angalvin.com uses Jetpack Stats (by Automattic) to count visits and see which pages are read. It does not set cookies in your browser. It records your IP address, browser type, the page you visited, the page you came from, your browser language and country, and Automattic keeps these logs for 28 days. We do not use Google Analytics, the Meta Pixel or other advertising trackers on this site. The chat buttons on the site are simply links to our Facebook, Instagram and TikTok pages, and our other links go to WhatsApp. These services have their own policies once you leave our site. Our security and speed tools (Wordfence, WP Rocket) may set technical cookies needed to protect and run the site. You can block or delete cookies in your browser settings.

How long we keep it

We keep your data only as long as we need it, and then delete it:

  • enquiries that do not lead to further contact: 2 years from our last contact with you
  • client files: 5 years after the transaction
  • consultation notes and transcripts: 12 months

Your choices and rights

You can:

  • withdraw consent to being contacted at any time by replying STOP on WhatsApp or emailing us. We will stop, and tell you if stopping affects anything we are doing for you.
  • ask for a copy of the personal data we hold about you, and how it has been used in the past year
  • ask us to correct anything that is wrong
  • ask us to delete your data

Email alvin@angalvin.com with the phone number you used to contact us. Use a subject line such as “Data access request”, “Correction request” or “Data deletion request”. We will reply within 30 days. If we need longer, we will tell you when to expect an answer. We may need to confirm your identity first.

How we protect it

Access to your data is limited to Alvin, his team and the systems listed above. Our systems use encrypted connections and password-protected accounts. No system is perfectly secure. If a breach affects you and must be reported under the PDPA, we will tell you and the Personal Data Protection Commission.
